Property Maintenance
- Coordination of all repairs & regularly scheduled maintenance
- Bi-annual and random inspections for damage and/or wear
- Lawn care and landscape maintenance provided at owners request
- Continual and effective communication with owners and tenants on important issues, concerns, questions and suggestions
- Annual assessment and recommendations for possible increase of market rents
- Coordination of scheduled routine service and 24 hour emergency outage
Financial Reporting:
- Monthly detailed income/expense reports,(including tenant ledgers and outstanding balances)
- Quarterly invoices & payment reporting with P&L breakdown
- Track additional expenses incurred not covered by property management agreement
- Annual rent roles & expense summary for use with tax preparation software or accountant
- Credit Reporting is available to reduce delinquencies and reward on-time payers.
- Collections Agency and other partnerships to capture funds lost to non-payment
