Can I pay rent over the phone?

No

Can you waive my late fee?

Only under certain circumstances.

When is my rent due?

Rent is due on the 1st of each month. If rent is not paid or you have not contacted LMF to make arrangements before the 11th of the month, you will be issued a 5 day notice. If rent has not been paid by the end of the last day(8 pm) of the month a $50 late fee will be incurred.

Can I pay my rent online?

Yes, though your online portal, App on cell phone, or Pay rent now located on the main page.

Can I smoke in my unit?

No. Smoking of any type is strictly prohibited. Evidence of smoking will result in security deposit forfeiture and possible eviction.

Can I sublease my unit?

No. If you need to break your lease, you will need to follow our Early Termination policy.

How do I submit a maintenance request?

Maintenance requests are submitted though the Resident portal.

When will I get my security deposit back?

It can up to a full 20 days for us to process your move out inspections, paperwork and get your security deposit refund in the mail or electronically.

Do rent payments affect my credit?

Yes. Our software system can report directly to the major credit bureaus. (Requires tenant to apply for service though the Resident portal, charges apply)

Do you offer Renter’s Insurance?

Yes we do, you can apply in your resident portal
